Immortal prevents an item from being destroyed (poof, gone) when trying to go from +5 - +6 or higher. While i thought it was from +4 - +5 or above, NOBODY i have talked to has had an immortal stat taken while going for +5, only when trying for +6 or above.
Steady prevents your item from getting a "Reduced Durability" stat. I have seen plenty of +5 weapons with this stat, so i assume that you can get this by going from +4 - +5 or above.
Repair Invalid stats are nothing that you can create through alchemy. The Repair invalid (+400% duro) drops only come from uniques.
